Benefits of Going with a Broker:

Many people who are looking to refinance or purchase a home are automatically drawn to their local financial institutions. What they do not know is that there are benefits with going through a mortgage broker.

Mortgage brokers have the ability to consult with numerous lenders who are fighting to get your business. In turn, we can search for the lowest available interest rate out there for you. Each lender had their own niche programs, some of which may fall into your loan scenario. Some of these may include self-employed, commercial, non-owner occupied, poor credit, exceptional credit, and much more.

There are no up front fees in getting a pre-qualification from a broker. Brokers are required by law to disclose all fees being charged when buying/refinancing a home up front. Many local financial institutions don't have to disclose that until the closing date. Local institutions make their profits off of the interest rates they charge because many of their loans are kept in house. The majority of the loans that we do are sold within a time span, with no changes in rates or terms of the loans.

Most mortgage brokers are much smaller corporations than local financial institutions. This assures the consumer that their information is kept discrete and the sole responsibility of the loan officer. All inquiries and concerns are addressed personally from the loan officer who is assigned your loan.

Mortgage brokers also have the flexibility of working with consumers who have good credit and those who have less than perfect credit. Brokers, for the most part, can offer better conventional rates that the local institutions offer to those with good credit history. On the other hand, brokers can do deals for customers who have been turned down for their not so good credit history by local institutions.

With this being said, for those of you who are looking to purchase/refinance whether your credit is good or poor, think about trying a mortgage broker to see what they can offer you. You may be surprised at just how much money you could be saving!
