F.C. Wagner Mortgage Funding, Inc. is currently a licensed mortgage broker in the Commonwealth of Pennsylvania and the state of Delaware. We are a member of the Pennsylvania Mortgage Brokers Association as well as the National Association of Mortgage Brokers. Millions of dollars in conventional mortgage loans have been originated since our inception in 1994. The delinquency factor of borrowers is less than 1% as reported by its investors, and there have been no foreclosures.

We have plans to originate mortgage loans encompassing the geographical area in and around the metropolitan Philadelphia area including all surrounding counties and Delaware.

We have contracts with numerous investors to purchase the mortgage loans. We sell off 100% of the servicing. The company is fully automated and supported by a local area network of computers and related hardware/software. The related software is continually updated through telecommunication lines to insure compliance with respect to the documentation. We also employ a staff of computer consultants to maintain the network, system componentsand the loan originating software.

Our employees are kept informed of relevant changes in the law regarding compliance issues. Daily job responsibilities include frequent training sessions held in-house. Employees are also required to attend seminars sponsored by the appropriate associations.

Management consists of the president of the company who oversees the entire operation, and is supported by individuals who supervise the origination, processing and closing of the mortgage loans.
