Harleysville National Bank (HNB) is a wholly-owned subsidiary of Harleysville National Corporation. HNB was founded by local entrepreneur Alvin Alderfer on October 28, 1909, to bring banking convenience to the Harleysville area. Over the years, HNB has enjoyed a reputation of being a solid, reputable community bank that meets all of the retail and business banking needs of its customers while still providing excellent customer service.

HNB has experienced significant growth in the past few years. In 2004, HNB completed the acquisition of and merger with Millennium Wealth Management, and in 2006, acquired the Cornerstone Companies. These acquisitions have allowed HNB to offer the very best in investment, trust, financial planning, brokerage, and wealth management for individuals, corporations, and foundations. In 2007, HNB completed the acquisition of East Penn Bank (EPB)and Will Financial Bank (WFBC), both highly respected leaders in retail banking in Eastern Pennsylvania. These acquisitions, along with the steady increase in new branch openings in recent years, has brought the HNB/EPB branch network to over 80 offices throughout ten counties in eastern Pennsylvania.

Community involvement is an important component of HNB’s business model. The Bank is a definitive benefactor to many local charities and causes within its service area. In 2007, close to 650 local and regional organizations received support- monetary and in-kind (time, services, etc.)- from the Bank. Beneficiaries include local hospitals, schools, youth activity organizations, colleges and libraries; area chambers of commerce; and the local chapters of several national charities, such as the Salvation Army, the American Red Cross and the United Way.

We offer some of the best rates around along with the personal attention you deserve. When you have a mortgage with us, you can feel confident that you will be dealing with local people and a local bank. Mortgage Options
We will finance up to 95% of your home purchase price. (Special programs with financing up to 97%.) The greater the down payment, the lower the monthly payment. If your down payment is less than 20% of the purchase price, we require that the borrower obtain private mortgage insurance (PMI). Once the loan balance is decreased to 80% of home value with no delinquency, PMI may be dropped.

Any of our mortgage products provide the opportunity for you to choose when the rate locks in. You may lock in the rate at the time you apply for a 55-day period by paying one point. If you prefer, your rate may float up to 7 days prior to your settlement.

•Fixed Rate
This traditional mortgage offers a rate that doesn't change for the life of your loan. The rate will vary based on the term, (i.e. a mortgage maturing in 15 years may offer a lower rate than a mortgage maturing in 30 years), and the number of points, 0 to 3, you choose to pay.
•Adjustable Rate (ARM)
We offer a wide variety of ARM products; a 3 year ARM that will adjust every 36 months or our 3/1, 5/1, 7/1, and 10/1 ARMS that will be fixed payment for 3, 5, 7, or 10 years (respectively) and then become a 1 year adjustable loan thereafter. All of our ARM products have adjustment caps of 2% per adjustment and lifetime caps of 6%. ARM loans have various advantages to them such as a low start rate so you can qualify for a higher loan amount. The rates are offered with 3 points to 0 points which would affect your rate and closing costs.
•97% Financing - Home Possible
We understand that a down payment on a new home can be a barrier to fulfilling your dream, that's why we created the Affordable Gold 97 and Affordable Gold 3/2 programs. Affordable Gold provides for financing up to 97% of your home's purchase price. Private mortgage insurance is required and income restrictions apply. See us for details.
•Construction
Who hasn't built their dream home over and over again in their mind? We can help make that dream a reality. Our construction mortgage features one easy settlement, interest only billing up to 12 month to build.
•Investment
If you are looking to make an investment in real estate, talk to us. If you have your eye on a one or two unit rental property, we will finance up to 75% of the appraised value. The points you pay will be based on the loan-to-value ratio i.e. appraised value/mortgage amount.
•Jumbo
We offer fixed or adjustable rates for our jumbo loans. Call our mortgage department for special pricing on loans of $417,000 or more.
Convenient Payment Options
Let us give you a few extra minutes a month to do what you want to do. Our automatic payment plan is easy and convenient. We'll even give you a free Regular Checking account for the life of your loan.

For your convenience, an escrow account is available to pay your municipal and school taxes - one less thing for you to worry about. (Escrow is required on mortgages with higher than 80% loan-to-value.)

Preapprovals and Prequalifications
If you are wondering just how much house you can afford, the amount you need for a down payment, and what your monthly payment will be, we can prequalify you for a mortgage. Using a few key pieces of information, we'll let you know in minutes the mortgage amount for which you qualify.

To give you more buying power when shopping for your dream house, we can provide you with a preapproval. You'll know the exact amount of your mortgage up front, and this will expedite the mortgage closing process. All you need to do is complete an application, provide current pay stubs and bank statements. We'll verify your income, assets, and credit history, and then we'll issue a letter from us stating that you have been preapproved for a mortgage up to a certain dollar amount. There is no fee for a preapproval.

Application Checklist
When you are ready to apply for a mortgage, give your branch a call. Be sure to bring with you:

•Two years of W-2 and one month of current pay stubs or copies of checks if you receive social security income or any other type of government supplementary income, a pension, child support, or alimony. If you are self-employed, please bring copies of your tax returns for the past two years.
•The name and address of your landlord.
•The financial institution address, account numbers and balances of any deposit or loan accounts you may have. Also include the original loan amount, payments remaining and the monthly payment amount.
•Copies of your three most recent bank statements.
•A listing of any real estate investments and copies of the leases.
•If you are purchasing a new home, bring the signed agreement of sale, verification of down payment funds, name, address, and phone number of your realtor or attorney. If you are refinancing, bring the legal description of your property. This can be found on your deed.
•If you are building a new home, please bring the plans and specifications, the builder's full name, address, telephone number, tax identification number, and three trade references for the builder.
